Mediation avoids expensive, lengthy and risky litigation and works for business minded parties because business is fueled by cooperation.  Early mediation allows parties and counsel to focus on core issues instead of wading through discovery in the hope of finding some obscure fact.  The search is exciting but rarely productive.  

Because litigation is inefficient, expensive and unpredictable, mediation gives the parties control over their dispute and therefore, control over their expense of time and money.  It allows compromise and eliminates the risk of the typical zero-sum result of a trial.

Former Board Member of SCMA, the largest mediation association in Southern California.  SCMA stays politically involved in matters affecting mediation laws and regulations.

Mr. Konugres is admitted to the California State Bar (1986) and is a licensed California Real Estate Broker (1979).  He serves on the Los Angeles Superior Court Mediation Panel and is an active member in the Southern California Mediation Association (SCMA) and Los Angeles County Bar Association - Real Estate Subsection.  Mr. Konugres is also a Certified Toastmaster (CTM) and speaks to Legal, Real Estate and other Professional Groups on Mediating Real Estate Disputes and related topics.

Trial experience is primarily related to real estate, business, personal injury, criminal and juvenile, with a primary focus on real estate and business.  It is not uncommon for me to have two court trials in a week.

I am retained as a case consultant and expert witness on real estate matters, as I have been heavily involved in the business end of real estate as a broker, manager and investor. 

Forensic Expert - Property Valuation (Residential Income), whereas I have been called as a forensic expert to help determine residential income property value and performance.  In addition to culling and analyzing recent sales and local market value indicators, it is important to conduct broker, buyer and seller interviews in order to asses information gleaned from public or privately reported sources.
